A purchase agreement is a legally binding contract that outlines the terms of your property sale. Title companies require this document to move forward with closing, as it clearly defines the agreement between the seller and buyer.
Once the agreement is signed, we begin our due diligence, which typically takes 24–48 hours. After that, the closing process starts and can be completed in as little as two weeks.

Title issues: Liens, claims or disputes that must be resolved before closing. Options to subtract lien costs from the purchase proceeds is available if desired
Incomplete Documentation: Missing or incorrect paperwork from either party can also cause delays. This includes property disclosures, proof of ownership or identification.

Factors that can lower an offer include flood zones, wetlands, limited or no legal access, lack of utilities, or land that is uncleared—particularly for residential use.
Factors that may increase value include favorable zoning, available utilities, good soil quality, usable topography, and overall development potential.
No. We purchase vacant land as-is, regardless of condition. No cleanup, repairs, or improvements are required.
In our mailer process, we often price by evaluating large batches across a county, which can affect initial estimate accuracy. Please don’t consider this number final. After completing due diligence, we’ll provide you with an accurate/firm offer.
